As a tourist center, Puerto Vallarta welcomes more than 2 million visitors each year. As part of Mexico’s long-term strategy to cultivate economic independence from the US and shift its dependence on oil revenues to something more stable, Mexico is investing heavily in its tourist destinations on the east and west coasts. Puerto Vallarta is situated on Mexico’s Pacific coast and the prospects of living here are very attractive to many people, especially retirees.
At one time, buying Mexican real estate was a risky proposition. The Mexican federal government has taken significant steps to ensure that foreign investors buying land in Mexico have mechanisms to ensure their ownership rights. These steps now protect both foreign and domestic buyers alike.
The changes in the laws that govern Mexican real estate have encouraged lenders to make mortgage loans here. It’s now possible to get mortgages for buying land, building, and buying existing real estate. It’s also possible to get refinancing loans.
All of these factors have combined at just the right time. The availability of land and financing, and changes in the laws that are designed to recognize and protect owners rights make Mexican real estate one of the best investments you can find.

There are few real estate markets in the world right now that have good investment potential. The best opportunities for excellent returns are found in developing nations, like Mexico and certain other Latin American markets. Due to its proximity to the US, Mexican real estate is an ideal investment choice.
Buying Mexican real estate is substantially easier than it has been in the past. New laws aimed at providing security to foreign buyers have been effective in reducing or eliminating fraudulent real estate transactions.
The fideicomiso trust is an important protection for Mexican real estate buyers. It is a requirement for buyers who are purchasing land within 50 km of the Mexican coastline and within 100 km of a national border. Trust ownership is well-understood by banks and buyers alike. In fact, many Mexican citizens also use the fideicomiso to hold their land.
One and one-half million Americans already own residential real estate in Mexico and many more are likely to choose this route to offset the high cost of retirement living in the US. Developing economies will become a key real estate investment option, as changes in the American economy force real estate market corrections and declining real estate values across the nation. Noted real estate investors like Sam Zell have all but abandoned the US real estate markets in search of those with better growth potential.
