For investors who are buying real estate in Mexico, one of the primary considerations should be the ease with which a city is reachable. There are plenty of opportunities to buy real estate in Mexico, but not all properties are equally valuable.
The best places to consider buying real estate in Mexico include tourist destinations and cities that are easily accessible. Puerto Vallarta is a great example of what to look in a city when buying real estate in Mexico. The Puerto Vallarta International Airport just opened a new international terminal. The new facilities can accommodate 800,000 additional passengers per year.
The airport handles about 450 flights per week, to both domestic and international destinations. You can find flights to and from Puerto Vallarta from most major cities in the US, providing easy air access. Domestic carriers offer inexpensive flights to other cities in Mexico, meaning that it is easy to travel domestically from cities like Puerto Vallarta.
Puerto Vallarta also offers good marine access. The city’s marine terminals have recently been refurbished and expanded, enabling more and larger cruise ships to enter the port.
Most recently, Puerto Vallarta became one of the beneficiaries of a new interstate highway that will connect Jalisco’s major cities (Guadalajara, Puerto Vallarta and Tequila) with Zacatecas. The new interstate will also provide direct access to all of Puerto Vallarta’s beaches, making it easy for tourists and residents alike to travel around Puerto Vallarta.
When buying real estate in Mexico, the accessibility of your parcel will determine the quality of your investment. If you would like more information on buying real estate in Mexico and the best markets in which to look, please contact Coaching Services today.

Downturns happen, and when they do, they can be scary, especially when they affect your retirement savings. Many people want to know how they can protect their retirement when things aren’t so rosy. The simple answer is that a diversified portfolio contains investments that contain both bull market investments and bear market investments. This sound simplistic, but it’s a time-honored strategy.
So where do you find good bear market investments? Gold is always high on the list of bear market investments. Real estate is another good choice, as long as you pick the right market. Right now, US real estate holdings are suffering, but markets outside the US are doing much better.
The best opportunity to find high-performance bear market investments right now in the Western hemisphere lies in Mexico. The Mexico real estate market has been outperforming the US real estate market for several years, as the first baby boomers have begun to prepare for retirement.
Certain areas of Mexico are turning in a stellar investment performance when it comes to the value of real estate holdings. The Puerto Vallarta area is a prime example of this. Property values here have been on a double-digit appreciation path for the past ten years.
The news for property owners in Puerto Vallarta gets even better. While there are a significant number of condo projects being built right now, which could foster some concern about overbuilding, the population of Puerto Vallarta is expected to increase by nearly 75% in the next seven years. People who are looking for high-performing properties that provide solid returns aren’t looking at the condos. They’re looking north of the city, for prime waterfront building sites where they can build a custom home.
Select Mexico Properties has about 100 premium building sites in San Pancho that are being sold right now. These lots feature some of the most beautiful building sites in the Puerto Vallarta region. Visit the site and take a look at what’s being offered. You’ll see why these investment properties will make much better bear market investments that high-rise apartment-style condos will.

Puerto Vallarta is a wonderful place to build a home. The views are gorgeous, the climate is excellent and the cost of living is amazingly affordable. Building a home here, however, requires experienced design and engineering professionals, who understand the terrain in Puerto Vallarta.
Puerto Vallarta is located in the foothills of the Sierra Madres. The land here is rarely level, and hillside homes must be properly anchored and secured. Puerto Vallarta does experience minor earthquake activity mainly from faults located well south of the city. While major earthquakes don’t hit Puerto Vallarta, we do feel occasional seismic activities.
High quality design and engineering can minimize the impact of this activity on your home. Building here can be done quite safely and affordably. And I also have to say that the results are stunning. Gorgeous homes reminiscent of Hollywood hillside mansions can be built here for a fraction of their cost in the US.
Puerto Vallarta makes the ideal location for a second home or luxury hideaway. Home designs can range from traditional Mexican to modern North American. There are no rules when it comes to design, and you can have the home of your dreams in the style that suits your tastes.
Puerto Vallarta experiences nearly 300 sunny days per year, and home design can play a major role in keeping a home cool. Novel designs, building materials, window placement, and orientation all work together to help keep the home cool and comfortable throughout the year.
Select Mexico Properties offers professional design and engineering services and will secure all permits and approvals for construction. Our designs also adhere to rigorous international standards for building safety. If you’d like more information on design safety for residential construction in Puerto Vallarta, please contact Select Mexico Properties today.

Everyone wants to own property in Puerto Vallarta these days. Baby boomers are planning for retirement and confronting the possibility that they may not have sufficient assets to cover their retirement dreams. The threat of recession along with the decline in value of traditionally safe real estate holdings and retirement accounts is making people wonder whether they can even consider retirement. The good news is that sales of luxury real estate in Puerto Vallarta are as strong as they’ve ever been.
What does luxury real estate in Puerto Vallarta have to do with retirement? A lot, if you’re trying to make up ground for recent losses or a late start on retirement savings. Select Mexico Properties is selling a small number of luxury ocean-view properties in San Pancho. The investment potential in the near- and mid-term for these properties is very high.
Puerto Vallarta has seen double-digit growth in the past ten years in property values here. That rate of appreciation is expected to continue for at least the next five. Thanks to the onset of retirement for Baby Boomers from all over the world, Puerto Vallarta is expected to nearly double in size. Condominium projects are being built here by the dozen as developers try to take advantage of the southward migration.
The best investment potentials won’t be in high-rise condominiums, though. Regardless of their location in the city, the choicest residential properties – those with the highest return potential – are located north of the city. Residential development here is sparse, and the properties are much more valuable because, quite simply, they’re nicer. When you combine this luxury real estate in Puerto Vallarta with beautiful residential design and engineering, you end up with a showplace home that’s surprisingly affordable, and far more comfortable and relaxing than a high-rise apartment-style condominium.
If living in Puerto Vallarta is your goal, then you might do well with a property inside the city, but if living comfortably while making an excellent return on your investment is what you’re aiming for, then you’ll find the highest-quality luxury real estate north of Puerto Vallarta.

Many Mexican workers in the United States send money home to help support their families. As the economy has turned down in the US, Mexican workers, especially those in construction, have been especially hard hit. Construction in Mexico, particularly in Puerto Vallarta, is at an all-time high, however. The same is true for Mexican real estate investment.
The number of active residential and hotel construction projects has never been higher. This is due in part to the anticipated influx of new residents. Right now, Puerto Vallarta’s population hovers at about 350,000. Within the next seven years, the population here is expected to increase by nearly 75%. Many of Puerto Vallarta’s new residents will be retirees from all over the world who have decided to take advantage of Puerto Vallarta’s low cost of living and high Mexican real estate investment potential.
The cost of prime Puerto Vallarta real estate can be substantial, depending upon the location of the property. Luxury properties are selling well, and owners are generally seeing double-digit year-over-year appreciation.
Luxury construction turns out to be a high-performing Mexican real estate investment. Land, including prime parcels located along the Mexican Pacific Coast, are available at very reasonable cost. Luxury improvements sharply escalate the property’s value.
Currently, Select Mexico Properties has residential building sites in San Pancho that show excellent Mexican real estate investment potential. San Pancho, known formally as San Francisco, is located north of Puerto Vallarta in the Nayarit state, and does not support a large tourism industry, making it the ideal location for luxury residential property.
